Buying a new construction home can have many benefits, and it’s definitely worth considering if you’re looking for a new home. Like all things, however, you will need to watch out for certain things when buying a new construction.

Additionally, new construction homes are lower maintenance and any issues with the home are covered by the builder’s home warranty.

Your home will be personalized to your needs and style, which means that you don’t need to worry about remodeling for many years. With builder financing and closing cost incentives, buying a new construction can end up being cheaper than buying an existing home.


There are things that you need to pay close attention to when working with a builder and buying a new construction home. That’s where a real estate agent can come in handy.


Builders may tell you that you can work directly with their agent, which is true. But what they don’t tell you is that their agent is working for them–not for you. As a result, you won’t get the best deal if you work directly with the builder’s agent.


That’s why it’s so important to have your own real estate agent. Your agent will negotiate with the builder’s agent and ensure that you get the best deal possible.


Remember, as the buyer you don’t pay your real estate agent’s commission, that’s the seller’s or the builder’s responsibility. That means that you get to work with a real estate agent and access all of their expertise and knowledge basically for free.
